Do I need planning permission for a garden room?
Most garden rooms fall under permitted development provided they are single-storey, set back from the boundary where required, and stay within height and garden-coverage limits. Larger structures, those closer to a boundary, or on designated land may need a full application, which we check for your specific garden.
Can a garden room be used all year round?
Yes, provided it is properly insulated in the walls, roof and floor and fitted with heating — this is what distinguishes a garden room from a summerhouse or garden shed, which are not designed for year-round comfort.
Do I need Building Regulations approval for a garden room?
Detached, single-storey outbuildings under 15m² generally don't need Building Regulations approval, and those between 15m² and 30m² are usually exempt if more than 1m from a boundary or built substantially of non-combustible material. Garden offices with a toilet or shower, or that exceed these thresholds, may require approval, which we confirm at design stage.
